Thorneloe Gardens

As part of Brick by Brick’s ambitious Croydon Smaller Sites program to deliver up to 1,000 homes on small infill sites, vPPR were commissioned to gain planning on three sites, all of which were achieved in 2016.At Thorneloe Gardens, vPPR won planning in for ten homes on this this complex and intricate garage site. The mews block incorporates accessible one-bedroom ground floor flats with generous two-bedroom duplexes accessed by sculptural blue spiral stairs.

PROCESS

Based on a simple grid, the proposal responds to the context through:

  • Scale: a slightly sunken three-storey building, reflecting the majority of the surrounding townscape
  • Form: a linear block with a pitched roof like the neighbouring buildings and inset porches, terraces and planters
  • Materiality: in contrasting brick and blue and white tiles.

The linearity and perceived mass of the development is broken down by insetting planters, terraces and porches at regular intervals, mitigating its impact on the neighbouring properties. The building is also chamfered and stepped away from the properties to either side to reduce its impact and to fit well within the rights of light envelope.

Careful window placement, obscure glazing and high balustraded terraces have been carefully considered to provide maximum privacy to all the surrounding properties, while maintaining high quality, naturally lit amenity spaces and interior rooms to the new development.

The tree planting to the new development provide a much improved visual interest for surrounding properties, compared with the existing vacant and under-utilised garage site and unremarkable surrounding buildings.

The design has evolved considerably since the first version as a result of integrating the comments from the planning department and local community. The proposal has been granted planning permission.
